    Choosing a builder

    When it comes to your home, you want to make sure the builder you choose is going to do the best job possible.

    Use the following points to get you on the right track:

    • Check with the licensing body in your state to be sure the builder is fully qualified and a registered builder. In NSW go to www.fairtrading.nsw.gov.au and in Victoria go to www.buildingcommission.com.au
    • Check they are fully insured so their problems don’t become yours.
    • If the builder will be working inside your home you might like to consider doing some security checks.
    • Ask for details of recent projects so you can find out about their reliability and quality of workmanship. Try to make sure they are not the builder’s mates.
    • Ask if the builder intends to use an industry standard building contract such as one from the HIA or Department of Fair Trading.
    • If the project requires Homeowners Warranty Insurance, make sure the builder is eligible to gain this on your behalf. Ask the builder for the premium you would need to pay for a project of your size. Compare the premiums between builders – a high premium could be an indication of past trouble or low assets to back his warranty to you.
    • Contact Works Insurance that covers both Public and Product Liability is essential. Ten million dollars ($10M) cover is generally considered normal for domestic building works. Make sure the builder can provide you with proof of coverage.
    • Ensure your builder fully understands current Worksafe or Occupational Health and Safety legislation and has the procedures in place to ensure your premises are made safe. This is a serious matter as you could be liable under certain circumstances.
    • When interviewing the builders and discussing your project with them pay particular attention to how well they interpret and understand your ideas. Good communication is essential if the project is to run smoothly and with the minimum of fuss.

    Finally, ask yourself if you feel comfortable with him around your home. Your home renovations are a big deal – so make sure you are 100% comfortable with the builder you choose.
